Real enough to take seriously and too under-documented to score as delivery-ready. Physically plausible, commercially and regulatorily unproven.

Southaven, MS
Probably the right kind of asset for xAI's speed strategy — and not yet strong enough to support its strongest power, timing, and compliance claims. Conditional support for the site concept, rejection of the headline claims as currently stated.

Person County, NC
Promising on land and transmission setting, but not yet competitive on proof. A serious site with real infrastructure advantages — held down by a broad absence of public Duke / NCUC and community-benefit terms.

Stafford County, VA
Gated megasite, not a cleared gigawatt campus. Plausible land-use and demand case in the world's deepest data-center market — held below 5 until Dominion service, cost-allocation, water/sewer, and tenant evidence move from announcement to proof.

Central PA, PA
Serious corporate sponsor, real demand stack, real capital — and a Pennsylvania project record that does not yet substantiate the announced end-2027 timing or 1.2 GW power claim.

Montgomery County, MO
Gated, under-construction hyperscale megasite. Physically plausible Missouri site — interstate access, large acreage, state backing, nearby 345 kV — but not yet proven as a deliverable two-campus hyperscale program.
